Government-backed home loans help people who may not qualify for conventional mortgages to buy homes. Here’s how it works: the government offers protection to lenders, who can then take bigger lending risks. This makes it easier for homebuyers to qualify for a home loan because the barriers are lowered. Often lenders will accept lower credit scores and higher debt-to-income (DTI) ratios, and in some cases, 0% down.
So, if you don’t have a stellar credit score or a down payment of 5% or more, a government-backed loan may be an option. You must, however, live in the home you are buying.
FHA Mortgage Loans
FHA stands for Federal Housing Administration, of which HUD is a part. Lower credit scores and higher DTI are accepted, and it is easier to get after bankruptcy or foreclosure. VA Mortgage Loans (U.S. Department of Veterans Affairs)
VA loans helps service members, honorably discharged veterans, and eligible surviving spouses become homeowners. A big advantage is that no Mortgage Insurance Premium (MPI) is required, and you can get a loan with 0% down payment. USDA Mortgage Loans
USDA loans are backed by the U.S. Department of Agriculture, but you do not need to be a farmer or live in the sticks. Although the purpose of USDA loans is to help people buy in targeted rural areas, they are available in many places, including small towns.
